Maintenance Inspector for a real estate developers in UAE.


Location:
Abu Dhabi


Salary: 7,000 to 11,000 (Depending upon experience)


Requirement:


  • Associate Engineering diploma in Mechanical, Electrical, or Civil Engineering
  • Minimum three years' experience in Maintenance/FM industry working in Residential and commercial properties.
  • Excellent communication on skills in English language

Key ResponsibiliTIes:

  • Assist Senior FaciliTIes Engineers/FaciliTIes Engineer in day‐to‐day FM operaTIons.
  • Supervise FM service providers works
  • Inspect and assess the condiTIon of various components of the building and installed systems, idenTIfy issues, failures, and potenTIal risks and take appropriate acTIon according to contract terms and condiTIons.
  • Conduct rouTIne inspecTIons of buildings, faciliTIes, equipment, and systems to check for maintenance and safety issues. This includes examining structural components, electrical systems, plumbing, HVAC (heaTIng, venTIlaTIon, and air condiTIoning) systems, fire & life safety equipment, elevators, CCTV, Access Control System, BMU cradles, and other key elements.
  • Ensure FM service providers supervisors, technician are execuTIng their works properly and carrying out effecTIve and efficient planned prevenTIve maintenance as well as breakdown maintenance. Ensure completeness, correctness, of all statutory requirements of all FM related acTIviTIes.
  • Inspect and evaluate the condiTIon of machinery, tools, and other equipment to ensure proper funcTIonality, safety compliance, and adherence to maintenance schedules (PPM, correcTIve reacTIve etc.). AƩend Move‐in & move out inspecTIons. Ensure that agreed SLAs and KPIs ate met and implemented. Conduct briefings for FM service providers and address the problem encountered.
  • Prepare reports to Sr. FaciliTIes Manager/HFM on any serious issue and problems encountered during the operaTIons.
  • Respond to essenTIal services breakdown/outage and ensure the maintenance contractors has responded for recTIficaTIon of the breakdown/outage. Ensure correct manning of maintenance contractors are deployed onsite.
  • Inspect the rouTIne maintenance acTIviTIes, storerooms, spare parts, and quality of work being executed.
  • Review maintenance records such as logs, work orders, service request to verify that scheduled maintenance tasks have been completed and documented appropriately. IdenTIfying any overdue maintenance tasks and ensuring they are addressed promptly.
  • IdenTIfy potenTIal safety hazards and risks within buildings, equipment, and systems. This may include idenTIfying electrical hazards, fire safety violaTIons, structural weaknesses, or other condiTIons that may pose a threat to occupants or workers.
  • Ensure that buildings the contractors are following industry standards and codes.
  • Perform follow‐up inspecTIons to ensure that idenTIfied issues have been properly addressed and that maintenance tasks have been completed to saTIsfactory standards by the onsite maintenance contractor. Ensure the essenTIal system/equipment are maintenance according to manufacturer specificaTIon.
  • Prepare detailed inspecTIon reports document findings, observaTIons, and recommendaTIons for correcTIve acTIons. Verify the work compleTIon and submit work status reports.
  • Keep close coordinaTIon with property department and aƩend maintenance related tenants' complaints and provide guidance on resolving maintenance‐related maƩers. Maintain high standards of customer service while dealing with tenants.
  • Monitor maintenance contractor performance and implement contractual KPIs.
  • Execute other FM tasks assigned by HFM or Sr. FM

Pay:
AED7, AED11,000.00 per month
