Roles and Responsibilities:

• Managing PM and FM operations of portfolio's assets and staff.
• Directing activities, departmental tasks and establishing goals and objectives by setting frequential contingent progress reports to meet the organization objectives.
• Overlooking records of residential, commercial and parking leases.
• Achieved 97.5% of upfront rent payments within first 5 months of taking over project from just 43.3% - an average annual payment collection record of 7 years. Reduced approximately 73% of legal cases and converted most to good contracts.
• Proposing additional revenue strategies to owners and implementing on site.
• Assuring the financial targets are met by occupancy rates and other additional revenues.
• Maintaining property records and certifications i.e, Civil / MEP drawings, Civil defense and other certifications. Furnishing further requirements to acquire ad hoc request of property operations and structure.
• Preparing strategic and rent forecast report for potential project acquisition biddings.
• Monitoring and reviewing financial ageing i.e, budget, expenses.
• Attending scheduled meetings such as asset quality meetings with property owners for progress overview, bank reconciliation, and other ad hoc meetings.
• Other reports prepared i.e, Build To Lease (BTL), CapEx, budgeting, yearly milestone etc.
• Maintaining strong inter-department relationships.
• Attending escalated customer service matters and conducting customer satisfactions surveys.
• Conducting scheduled and surprise property inspections to ensure that the assets are maintained, QHSE guidelines complied by on-site team, hazards are attended as per risk control hierarchy and preventive, corrective and reactive maintenances are taken place.
