    PROJECT MANAGER – HIGH END LUXURY VILLA EXPERIENCE IS A MUST

    The Project Manager plays a pivotal role in managing and handing over high-end luxury real estate development and contracting projects. Reporting to the Operations Manager, the Project Manager is responsible for the planning, coordinating with all stake holders, execution, obtaining authority approvals and successful completion of these projects while ensuring the highest standards of quality, safety, and client satisfaction.

    Responsibilities

    i. Project Planning and Execution

    a. Develop comprehensive project plans, including scope, budget, and timelines, in collaboration with the Operations Manager and senior management & clients.

    b. Oversee project execution and closely liaise with the Planning Engineer to ensure that project plans are on track and adjusted as needed.

    c. Collaborate with the Design Team to align project designs with client requirements and specifications.

    d. Coordinate with the Technical Team to ensure that project specifications are met, and all technical challenges are addressed promptly.

    e. Work closely with the Estimation and Procurement Team to optimize resource allocation and manage material and equipment procurement.

    f. Collaborate with architects, designers, and contractors to ensure that designs are compliant with local building codes, regulations, and standards. Project Manager also need to review and approve project documentation, including drawings, specifications, and contracts.

    g. Following up for necessary approvals from relevant authorities.

    h. Upholding stringent quality standards while adhering to the project budget.

    i. Delivering prompt updates and reports to keep the client well-informed.

    j. Serving as the pivotal link between designers, procurement, the technical team, and the site team.

    k. Addressing on-site challenges and implementing design changes requested by clients.

    l. Effectively coordinating with consultants, building managements, specialists, and third-party entities.

    ii. Quality Control and Safety

    a. Implement and enforce rigorous quality control processes, working with cross-functional teams to maintain the highest standards in project deliverables.

    b. Collaborate with the Construction Manager to ensure that safety protocols and risk mitigation measures are adhered to and continuously improved for a secure working environment.

    c. To guarantee that both procurement and Quality Assurance/Quality Control (QA/QC) processes align, ensuring that all procurement and site execution activities adhere to the highest quality standards.

    iii. Stakeholder Engagement

    a. Build and maintain strong relationships with clients, contractors, subcontractors, and regulatory authorities, serving as the primary point of contact for project-related matters.

    b. Address stakeholder inquiries, concerns, and feedback professionally and in a timely manner.

    c. Furnishing weekly reports and updated schedules to stakeholders regularly.

    d. Engaging in discussions regarding the client's requirements and project changes, and subsequently reporting them to the procurement team.

    iv. Resource Management

    a. Collaborate closely with the Estimation and Procurement Team to optimize project resource allocation, including human resources, materials, equipment, and subcontractors.

    v. Budget and Cost Management

    a. Develop and manage project budgets, working with the Estimation and Procurement Team to track expenditures and ensure effective cost control measures.

    b. Collaborate with the finance team to ensure financial performance aligns with project objectives.

    c. Thoroughly evaluating quotation comparisons while considering all specifications.

    d. d. Effectively managing variations and forecasting unforeseen costs.

    vi. Reporting and Communication

    a. Provide regular project status reports to the Operations Manager and senior management, client highlighting key milestones, challenges, and performance against project objectives.

    b. Ensure effective communication within the project team, site team, main contractors, sub-contractors and with external stakeholders, maintaining open lines of communication with all relevant teams.

    vii. Change Management

    a. Evaluate and manage changes in project operations, identifying impacts on the project cost, timeline, and seeking necessary approvals.

    b. Implement change control processes and ensure their smooth integration into project operations.

    viii. Closure and Evaluation

    a. Ensure successful project delivery and obtain client acceptance.

    b. Conduct project evaluations, capturing lessons learned for continuous improvement.

    c. Facilitate project closure, including documentation and knowledge transfer.

    ix. Documentation

    a. Oversee the management and maintenance of project documentation, working with the Design Team and Technical Team, document controller, procurement team, QA/QC , construction team to ensure that records are up to date and accessible.

    x. Team training

    a. Conducting training sessions for new hires to ensure understanding and adherence to company policies, while also overseeing project management in accordance with the company's established standards.

    Qualifications and Skills


    • Bachelor's degree in relevant field; Project Management Professional (PMP) certification is a plus.


    • Proven experience as a Project Manager, managing projects from initiation to closure.


    • Strong understanding of project management methodologies, tools, and best practices.


    • Excellent leadership, communication, and interpersonal skills.


    • Ability to analyze complex situations, make informed decisions, and solve problems effectively.


    • Proficient in project management software and tools.


    • Knowledge of industry-Specific Regulations.
