    Description

    We are seeking a skilled BMS Project Engineer to manage the end-to-end lifecycle of BMS projects. This includes design coordination, procurement, installation, testing, and commissioning. The ideal candidate should have strong knowledge of BMS protocols such as BACnet, Modbus, and LonWorks, and hands-on experience with leading platforms like Siemens, Honeywell, or Schneider.

    The candidate must be well-versed in site coordination, interpreting technical drawings, system troubleshooting, and ensuring compliance with project requirements.

    • Location-United Arab Emirates
    • Contract Duration – 1 year (extendable based on project needs)

    Roles and Responsibilities

    Pre-Execution / Planning Phase

    • Review project scope, drawings, specifications, and contract documents.
    • Participate in project kickoff meetings with clients, consultants, and internal teams.

    Design & Engineering

    • Define system architecture, device selection, and network topology.
    • Prepare material submittals, compliance statements, and technical documents for approval.
    • Coordinate with the design team for system design, schematics, and control logic.

    Procurement & Vendor Coordination

    • Prepare material take-offs and Bill of Quantities (BOQ) from approved drawings.
    • Work with procurement teams to ensure timely ordering and delivery of materials.
    • Evaluate and approve vendors/subcontractors for BMS-related components.
    • Monitor delivery schedules and ensure material quality compliance.

    Execution / Installation Phase

    • Supervise site installation of BMS equipment (control panels, sensors, actuators, cabling, etc.).
    • Coordinate with MEP teams for integration with HVAC, lighting, and other systems.
    • Ensure adherence to safety standards and quality procedures at the site.
    • Resolve technical or site-related issues and escalate as required.

    Testing & Commissioning

    • Prepare commissioning plans, I/O lists, and test procedures.
    • Perform functional testing, sensor calibration, and controller programming.
    • Verify integration and communication between BMS and third-party systems (HVAC, FA, ACS, etc.).
    • Troubleshoot and resolve system errors or integration issues.
    • Document test results and prepare commissioning reports.

    Handover & Post-Completion

    • Prepare as-built drawings, O&M manuals, and user documentation.
    • Conduct client/end-user training on system operation and maintenance.
    • Support final inspections and project closure.
    • Provide post-handover support and handle any warranty/DLP issues.

    Requirements

    • Bachelor's Degree/Diploma in Electrical, Mechanical, Electronics, or related Engineering field.
    • 3 to 5 years of experience in BMS/Building Automation project engineering.
    • Hands-on experience with Siemens software (Desigo CC, Xworks, ABT) or equivalent.
    • Strong knowledge of BACnet, Modbus, and other communication protocols.
    • Familiarity with HVAC systems and control sequences.
    • Strong technical, troubleshooting, and documentation skills.
    • Excellent communication and teamwork abilities.
    • Willingness to travel to project sites.
