    Description
    • Overseeing the day-to-day operations of a specific area or facility.
    • Support in resolving operational issues and emergencies within the area promptly. This could involve responding to equipment breakdowns or safety incidents as they occur.
    • Conduct routine inspections of the facility to assess its overall condition, safety, and compliance with relevant regulations and standards. These inspections can vary in frequency, depending on the type of facility and local regulations.
    • Coordinate and oversee maintenance activities to ensure that the facility is well-maintained, safe, and compliant with regulations.
    • Ensure that all planned and scheduled routine maintenance tasks and repairs within the area are executed as per the service level agreements.
    • Oversee the maintenance schedules and executed quality of work.
    • Promote a culture of safety within the area by enforcing safety protocols, conducting safety training, and identifying and mitigating safety hazards.
    • Evaluate potential risks within the area and identify measures to mitigate these risks. This could involve assessing fire hazards, electrical safety, structural integrity, and more.
    • Report HSE findings, create and or collect associated incidents / Accident reports on time (24 hrs. for initial report and 3 days for detailed / Root cause analysis report)
    • Ensure that all maintenance and repair work conducted within the zone meets established quality standards and safety protocols. Conduct quality checks and inspections as needed.
    • Assist in external audits or regulatory inspections by providing documentation and insights related to the facility's compliance history and status. Ensure that all required records are readily accessible.
    • Carry out Monthly inspection to cover 100% of the area assets within one year.
    • Stay up to date and ensure that the area complies with all relevant regulations, building codes, safety standards, and environmental requirements within the designated zone. Conduct audits and inspections for compliance.
    • Interact with and oversee external service providers' performance.
    • Monitor the quality of work executed by the service providers and vendors.
    • Ensure that contracts and agreements are adhered to.
    • Report findings.
    • Maintain an inventory of assets, equipment and materials owned by DPW within the area.
    • Ensure proper maintenance of this inventory to maximize their life span.
    • Maintain good relationships with clients, tenants, or occupants of the area, addressing their concerns, and ensuring their needs are met.
    • Respond to service requests and inquiries promptly.
    • Supervise all FM projects within the specified area from RFQ to job award.
    • Supervise the execution of all FM Projects within the specified area taking into consideration of all technical and commercial aspect.
    • Witness testing & commissioning processes, validate completion certificate and any associated documents (Warranty, T&C Reports, as built drawings etc.)
    • Prepare reports on area performance by facility.
    • Prepare comprehensive inspection reports that clearly communicate findings. These reports should include details on any deficiencies, non-compliance issues, or areas that require improvement to support the evaluation of service providers and contractors monthly.
    • Maintain records of all inspection, maintenance activities, service histories, technical reports, incident reports equipment manuals, and facility documentation for future reference and reporting purposes.
    • Utilize computerized maintenance management systems (CMMS) for efficient data recording and task management.
    • Validate and maintain a comprehensive asset register for all assets within the area.
    • Oversee the asset tagging activity and ensure that all assets within the area are tagged properly.
    • Support the Facility Engineer in creating and maintaining a detailed asset condition report for all assets within the area along with their remaining useful life.
    • Support the Facility Engineer in creating an asset life cycle tracker and abnormality report.
    • Monitor and update the action plan associated with the operational and maintenance findings.
    • Identify areas for improvement in facility operations and suggest solutions to enhance efficiency and effectiveness.
    • Offer recommendations and suggestions for corrective actions and improvements based on inspection results. Provide guidance on how identified issues can be resolved or mitigated.
    • Implement energy-saving measures and sustainable practices to reduce operational costs and environmental impact.
