- Manage the asset management investment process, manage the underwriting on new potential acquisitions, disposals and development opportunities.
- Manage a portfolio of operational assets driven by a strategy of providing strong financial returns (including NOI and Value) as well as adding value to our communities.
- Manage the relationships with property managers of assigned retail assets, track the strategic and financial performance of assets within the portfolio and identify further opportunities for operational excellence.
- Take charge of asset management investments proposals across all stages of the transaction from sourcing to execution
- Responsible for building financial and valuation models and assisting with budgeting, forecasting, and assessing financial results, in addition to valuing intangible assets and determining purchase price allocations.
- Prepare presentation materials/memoranda and financial and impact assessment reports for the executive MGT.
- Track/monitor the portfolio's business performance and provide periodic report to the line manager.
- Monitor the matrix to support Asset Ops during asset operations, review and recommend adjustments in case of deviations.
- Receive constant updates from retail General Managers on asset performance.
- Coordinate with other Retail GMs to develop and recommend synergies between various assets.
- Undertake deep dives into the business operations /financial performance and prepare recommendation papers to management, highlighting areas of organizational and operational of improvement and efficiencies, revenue generation and cost saving.
- In coordination with the senior management, implement the financial and strategic metrics to establish the positioning of the portfolio, and ensure alignment of the operating plans.
- Assist in developing the strategic & five-year business plan, risk registers and mitigation plans for the portfolio.
- Assist in the yearly valuation cycle of the portfolio.
- Experience in retail management i.e., malls and community retail
- Strong exposure to GCC real estate market
- Real estate valuation and management consultancy
- Good communication, planning and organizing skills.
- Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders.
- Proven track record in conducting valuation / financial models.
- Able to analyze, evaluate and move quickly to support rapid decision making.
- Good negotiation and persuasion skills.
- Good conflict resolution/management skills.
- Good relationship with major Middle East regional retailers.
