Description

We are looking for an efficient property management executive to manage our entire portfolio, advertise vacant properties, and handle tenant relations.

The property management executive's responsibilities will also include managing financial matters, coordinating maintenance work, enforcing leases, and preparing reports.

Job responsibilities:

Be the sole point of contact with both the tenant and landlord, after the signing of the Property Management Agreement.
Ensure that all units are registered in the EJARI system on the Dubailand website to avoid any issues that may arise during the Property Management process.
Register all the utilities under the tenant prior to the handover. Ensure the leaving tenant clears all the outstanding utility bills before vacating the premises.
Ensure that a unit is handed over and received in the best possible condition by completing a thorough movein/moveout checklist for the property.
Effective and diligent use of the CRM system for maintaining records, internal communication, and deadlines.
Liaise directly with a service provider for any cleaning/ maintenance / technical issues pertaining to the property being managed by the company.
Negotiate with the landlord and tenant for the renewal of the property based on the RERA rental index calculator.
Verify and file all the documents related to the units under the company's Property Management
Adhere to the Policies and Regulations stipulated by the UAE Govt. including RERA, Dubai Land Department, Dubai Courts, etc

Qualification, Skills & Experience:

Graduation / Diploma or equivalent in any discipline
Minimum 5 years of experience in real estate brokerage handling property management
Excellent English & knowledge of other languages are added benefits
Good Negotiation and Objection handling skills
Knowledge of RERA & other related Govt. regulations related to the Real Estate / Property Management Industry
Proficiency in using CRM software as well as Property Listing websites such as Property Finder, Bayut, Dubizzle, etc.
