    Salary Range: $46,090 – $64,526

    Summary of Responsibilities:

    The Senior Maintenance Technician, under the direction of the Supervisor - Building Services, is responsible for assisting in the day-to-day operations of maintenance, mechanical support, janitorial, grounds maintenance, and life safety systems in a commercial class 'A' facility.

    Essential Duties and Responsibilities:

  • Responsible for maintaining and troubleshooting HVAC equipment; boilers, chillers, Liebert air conditioners, variable air volume boxes, pumps, valves, fans, motors, compressors, and variable frequency drives.
  • Repair, replace, and maintain plumbing fixtures, automatic flush valves, and piping.
  • Perform various maintenance projects including, but not limited to hanging pictures and bulletin boards, repairing door and lock hardware, replacing, and repairing ceiling tiles and grid, and other tasks as assigned.
  • Set up conference and meeting rooms.
  • Maintain proper lighting schedules via the Lutron management system.
  • Responsible for installation of electrical conduit, wiring, switching devices, ballasts, lighting fixtures, motors, and other related equipment.
  • Assist with management of construction projects
  • Knowledge of life safety systems; automatic transfer switch, fire panel, FM 200, and mass notification software.
  • Assist with prompt employee/tenant service call resolution (dispatch and follow through).
  • Perform grounds maintenance, including but not limited to lawn care, snow removal, and parking garage cleaning.
  • Overtime or after hours work when required.
  • Other responsibilities as assigned.
  • Educations and Skills/Qualifications:

  • High school diploma or general education degree (GED);
  • Five or more years related experience and/or training; or
  • Equivalent combination of education and experience.
  • Experience with Direct Digital Controls (DDC) or Building Automation Systems (BAS).
  • Experience with Computerized Maintenance Management System (CMMS) software preferred.
  • High Rise Fire Safety Certification a plus.
  • Universal EPA License preferred.
  • Experience working in a Leadership in Energy and Environmental Design (LEED) building a plus.
  • Experience with Microsoft Outlook and Word required
  • The incumbent is required to:

  • Carry a cell phone to respond to daily business needs.
  • Drive SERS vehicles for the purpose of purchasing equipment and supplies.
  • 24/7 On Call Response.
