    RJ Recrutement,cabinet de recrutement ind pendant sp cialis dans le secteur de limmobilier, accompagne son clientpromoteur implant sur lensemble du territoire fran ais, sp cialisdans la conception et la r alisation de programmes immobiliersdiversifi s : logements en locatifs aid s, r sidences tudiants et sniors, dans la recherche de son Directeur de programmes H/FParis.

    Missions:

    Vous laresponsabilit globale des programmes immobiliers de toute l IDF etde Lille, dans tous ses aspects (technique, juridique, commercial,financier, social...). Votre t che consiste r aliser le montage, lacoordination et le suivi de ses programmes, de la r daction duprogramme jusqu la livraison de louvrage.,

    Vousr alisez les faisabilit s techniques, financi res et juridiques desop rations. Vous pr sentez au Directeur de Projets, les tudes defaisabilit s pour validation (programme initial de travaux,architecture, plans, bilan financier). Vous tes en charge de la prparation des documents et contrats avecles prestataires intervenants. Vous d finissez le programme enaccord avec l investisseur pr sum et donne les directives lamaitrise d uvre (programme de travaux) pour laborer les dossiers depr sentation et ensuite les permis de construire. Vous v rifiez lespermis de construire et suivez les demandes administratives pour led p t des Permis de Construire, leurs suivis et leurs obtentions.Vous suivez les demandes administrativesutiles en cours dechantier.

    Vouspr parez et v rifiez avec le service juridique et les notaires, lesdossiers n cessaires la vente des op rations ainsi que les dossiersassurances et banque qui seront n cessaires pour la VEFA . Vousvous assurez du respect de la marge et assumer la responsabilitfinanci re globale de ses op rations. Vous suivez la tr sorerie deses op rations en liaison avec le service comptable du groupe. Vousv rifiez toutes les factures d honoraires avant de les transmettreau Directeur de Projets pour acceptation et paiement. Vous valideztous les travaux suppl mentaires et/ou modificatifs propos s par leservice technique engendrant une modification du cout deconstruction.

    Voustes garant de l analyse et v rifiez toutes les contraintes li es ausite pouvant impacter la r siliation de l ouvrage la fois sur leplan technique, juridique et financier. Vous encadrez et coordonnezles diff rents prestataires afin de contr ler les interactivit s.Vous constituez et v rifiez avec leservice technique et le secr tariat la compl tude du dossier delivraison remettre auclient.



    Profil

    Deformation cole ding nieur/BTP, ou cole universitaire, vousjustifiez dune formation sup rieure compl t e par une exp rienceprofessionnelle dans le domaine de la Promotion Immobili re daumoins 5 ans, acquise sur un postesimilaire. Vous faites preuve de r ellescapacit s de Chef d Orchestre ainsi que d une solide rigueur dansvos d marches Vous avez desconnaissances des techniques de gestiondes risques, ainsi que des comp tences en outils de sp cificationset de maquettage. Vous ma trisez les techniques, les m thodes deprogrammation et les instrumentations danalyse d un projet et de ma trise des d lais et des cots.
