    Description
    • Experience in site selection forindustrial-scale projects, real estate evaluation, acquisition,development, construction, collocation lease agreements, andgeneral awareness of utility agreements, sustainable practices, andfinancial modeling.
    • Leading contributorindividually and as a team member, and ability to progressworkstreams independently, but seeking direction from others asneeded.
    • Able to operate in fast pace, ambiguousenvironment. Work is non-routine and very complex, involving theapplication of advanced technical/business skills in area ofspecialization.
    • 5 to 8 years relevantexperience and BA/BS degree.
    • Knowledge of theData Center industry, operators in region and market dynamics ispreferred
    • Experience in leading complexnegotiations, contract formation, and contractnegotiations
    • Knowledge of real estate andmission critical environments, such as DataCenters
    • A general background in real estatedevelopment and land acquisition is a plus – with anunderstanding of local laws, permitting,etc.
    • General understanding of hybrid realestate solutions such as Build-to-suit, Retail, and Wholesaleleases (data center a plus)
    • Strongcollaborator, working closely with multiple teams and subjectmatter experts
    • Confident, takes ownership,willingness to "do what it takes" to get thejob done with proven experience leading complexnegotiations/initiatives to successfulcompletion
    • Ability to be a strong team player,plus an ability to deliver independently; must be able to deliverresults or projects in a timely manner within projectmetrics
    • Strong analytical, creative thinking,written, and verbal communicationsskills
    • Proven ability to apply criticalthinking in complex situations
    • Willing totravel throughout Europe and the Middle East as needed(~25%).

    Responsibilities:

    • Beaccountable for lease execution from demand signal through to'general availability' date – drivingeach performance metric (safety, quality, rates, schedule, cost,etc.) within critical timelines required by thebusiness.
    • Manage multiple lease projects andcoordinate with internal team members, consultants, vendors, andexternal stakeholders.
    • Work with capacity(demand) planners and network specialists to understand capacityneeds and site requirements in assignedmetros/regions.
    • Lead cross-functional teams toevaluate, select, negotiate, and recommend leases forapproval.
    • Develop high-quality metro strategiesbased on market expertise, within the context of time-to-market andcost efficiencies required by the businessunits.
    • Drive commercial terms with our leaseproviders in the region.
    • Work with internalCorporate Procurement personnel to drive executable leasedocuments.
    • Work with Finance team to conductTotal Cost of Ownership (TCO) lease or build options to recommendthe most favorable strategies for assignedmetros.
    • Conducting market research on targetedmetros and regions, new countries, metros, and targetlocations.
    • Provide strong analytical reportingon market strategies, outlining risks on delivery (cost andtimelines) and supporting the team with day-to-day activities asneeded.
