    Description

    Roles AndResponsibilities

    • Assist in managing businessdevelopment activities for land, residential retail and mixed-useassets as directed by the line manager
    • Supportin identifying new own developmentsopportunities
    • Support in sourcing newinvestment with third parties (e.g., JVs, project finance,etc.)
    • Support in sourcing developmentspre-selling/pre-leasing guarantee fromend-users
    • Develop feasibility studies forresidential, retail and mixed-use assets and seek approval fromline manager
    • Perform project costing incoordination with Project Management
    • Developfinancial model in collaboration with Partnerships &Investment and other relevant functions
    • Liaisewith Partnerships & Investments and other relevantfunctions on feasibility studies
    • Developfeasibility study on owned land, in conjunction with the linemanager:
    • Recommend allocation of specificassets by segment on land plots
    • Recommend landphasing plan
    • Recommend in input to the pricingof land plots based on price benchmark of comparable landplots
    • Research and Recommend unit cost by landplot
    • Perform infrastructure costing incoordination with Operations
    • Perform high levelcost breakdown of infrastructure (recoverable versus nonrecoverable costs)
    • Develop financial model andfeasibility studies and liaise with Investment Analysis and otherrelevant functions on feasibility study
    • Reviewthe Delivery team progress and report on progress of the deliveryand the timely handing over of government related assets to reduceO+M costs and land costs
    • Review and Report onpre-concept test fit, concept master plan and detailed master planmanaged and developed by the master planningfunction
    • Review, update, report and recommendon the allocated land bank from inception, design, delivery ofinfrastructure, authority handovers, sales and development on landplots
    • Use market intelligence reports torecommend land use requirements for master plans, matching supplywith demand
    • Use market reports and mediapublication to identify trends in Development products related tolifestyle and recommend land use and products that can overallenhance the project attractiveness andprofitability
    • Review and update developmentmanager on schedules for land development in conjunction withDelivery and Controls
    • Perform continuousmonitoring of design and project deliverables, program and riskregister
    • Provide constant progress updates andmonthly written reports on constructionprogress
    • Identify major issues or conflicts andrecommend appropriate solutions
    • Monitordevelopment budgets against projected and actual costs andrecommend appropriate solutions ondeviations
    • Support in deciding on refinedcommercial strategy based on recommendation from Commercial (e.g.,pricing, sales phasing, etc.)
    • Support indeciding on marketing strategy (e.g., marketing calendar, branding,etc.)
    • Support in deciding on Asset, PM and FMstrategy, ensure proper handover and coordination with PM and FMentities and Asset Manager

    Qualifications& Experience

    RELATEDYEARS OF EXPERIENCE:

    A minimum of 10 years ofdevelopment management experience in managing the development oflarge residential and retail real estate assets of over AED 500million in value.

    FIELD OFEXPERIENCE:

    Real estatedevelopment.

    TECHNICAL AND INTERPERSONALSKILLS:

    • Strongunderstanding of valuation, appraisals, and financial modeling ofresidential and commercial development
    • Strongknowledge and exposure to the GCC real estate market with largemaster developers with annual revenue of at least AED 2billion
    • Strong understanding of architecturaldesign and construction
    • Solid understanding ofcontract procurement policies and procedures gained in theProcurement function of a real estate developer in the GCC realestate industry

    QUALIFICATION(S):

    • Bachelor's degree in realestate, land economics, property valuation, architecture, orengineering
