    Description

    RJ Recrutement, cabinet de recrutement ind pendant sp cialis dans le secteur de l immobilier, accompagne son client promoteur implant sur lensemble du territoire fran ais, sp cialis dans la conception et la r alisation de programmes immobiliers diversifi s : logements en locatifs aid s, r sidences tudiants et s niors, dans la recherche de son Directeur de programmes H/F Paris.

    Missions :

    Vous la responsabilit globale des programmes immobiliers de toute l IDF et de Lille, dans tous ses aspects (technique, juridique, commercial, financier, social...). Votre t che consiste r aliser le montage, la coordination et le suivi de ses programmes, de la r daction du programme jusqu la livraison de l ouvrage.,

    Vous r alisez les faisabilit s techniques, financi res et juridiques des op rations. Vous pr sentez au Directeur de Projets, les tudes de faisabilit s pour validation (programme initial de travaux, architecture, plans, bilan financier). Vous tes en charge de la pr paration des documents et contrats avec les prestataires intervenants. Vous d finissez le programme en accord avec l investisseur pr sum et donne les directives la maitrise d uvre (programme de travaux) pour laborer les dossiers de pr sentation et ensuite les permis de construire. Vous v rifiez les permis de construire et suivez les demandes administratives pour le d p t des Permis de Construire, leurs suivis et leurs obtentions. Vous suivez les demandes administratives utiles en cours de chantier.

    Vous pr parez et v rifiez avec le service juridique et les notaires, les dossiers n cessaires la vente des op rations ainsi que les dossiers assurances et banque qui seront n cessaires pour la VEFA . Vous vous assurez du respect de la marge et assumer la responsabilit financi re globale de ses op rations. Vous suivez la tr sorerie de ses op rations en liaison avec le service comptable du groupe. Vous v rifiez toutes les factures d honoraires avant de les transmettre au Directeur de Projets pour acceptation et paiement. Vous validez tous les travaux suppl mentaires et/ou modificatifs propos s par le service technique engendrant une modification du cout de construction.

    Vous tes garant de l analyse et v rifiez toutes les contraintes li es au site pouvant impacter la r siliation de l ouvrage la fois sur le plan technique, juridique et financier. Vous encadrez et coordonnez les diff rents prestataires afin de contr ler les interactivit s. Vous constituez et v rifiez avec le service technique et le secr tariat la compl tude du dossier de livraison remettre au client.



    Profil

    De formation cole ding nieur/BTP, ou cole universitaire, vous justifiez dune formation sup rieure compl t e par une exp rience professionnelle dans le domaine de la Promotion Immobili re dau moins 5 ans, acquise sur un poste similaire. Vous faites preuve de r elles capacit s de Chef d Orchestre ainsi que d une solide rigueur dans vos d marches Vous avez des connaissances des techniques de gestion des risques, ainsi que des comp tences en outils de sp cifications et de maquettage. Vous ma trisez les techniques, les m thodes de programmation et les instrumentations d analyse d un projet et de ma trise des d lais et des co ts.
